We vacuum the coil, the blower housing, the blower motor, and most of the interior trim. The air filter is replaced and we clean the outer cover on the front and back. Heavy cleaning involves the same but requires additional equipment such as compressed air and special channels for the vacuum cleaner.
To reduce maintenance costs and improve indoor air quality,
most fan coils are equipped with an air filter that can be easily removed. The
filter is also easy to replace. With the regular maintenance of the fan coils,
we see that the best equipment has better access to the drain tray and the fan
motor. Some units have fan motors on the side of the coil, which is not easily
accessible.
This type of fan coil is widely used in condominiums in the
Toronto area and GTA. The building management decides whether cold or hot water
is provided, depending on the time of the system. In Toronto, there are two
types of coils for blower units: 1. Two pipes from the fan convection in block
1 supply the 1 return pipe.
Condo fan coil uses hot water in winter and cold water in summer to heat and air-condition your room. The mechanical space is equipped with a boiler and a cooling system, which work together with the central HVAC system to supply hot or cold water to the building via a closed circuit.
Condo fan coil offers ideal functionality in places where
heating and cooling needs are concentrated on a room-by-room basis, such as
offices, showrooms, hotel rooms, and condominiums. Fan coils can be used where
the local air is better adapted to the temperature requirements of the
immediate room.
Due to their simplicity and flexibility, they are more
economical to install than ducted 100% fresh air systems, VAV (Central Heating
System) air conditioners, or chilled beams. Various device configurations are
available, including horizontal ceiling and vertical floor fixtures.
The heat pump that pushes air into the system requires an
air handler to push heated or cooled air through the ducts and grilles in your
home and draw untreated air out of the system. For obvious reasons, the air
duct is called a fan coil. You can see the abbreviations when looking for AHU
air conditioners or Condo fan coil.
In this design, the airflow resistance is lower than the
actual resistance found in many installations. Fan coils, like squirrel cage
fans, have a limited ability to deal with the additional drag. In some systems,
contaminated filters and coils can increase resistance.
Most fan coils are 3-stage, but 95% of the systems are
designed for higher speeds. Newer units must have the necessary air volume to
reach the lower speeds. To help resolve noise issues, fans are often designed
to run at lower speeds so that more cooling series can meet capacity.
Fan convection consists of a heating/cooling coil, a valve
package, and blower control. Compared to a water source or a heat pump system,
fan coils are quieter and do not have a compressor to generate sound. Cold or
hot water is distributed under the conditions of the room by the fan coils.
When selecting an overall system for high-rise development,
there are two alternatives to the WSHP system: cooling water fan coils and
air-cooled heat pumps. The traditional HVAC system is often chosen for large
buildings and cooling water systems. In a cooling water system, the cooling
system cools the water that is released to individual building units, which
cools the air in the room. Both have constructive advantages and challenges
compared to the fan coil system.
Depending on the chosen cooling water temperature and the
relative humidity of the room, it is likely that the cooling coil will be
dehumidified before it enters the air stream, and the products that dehumidify
the coil overtime to produce condensate will need to be transported and
drained. The simplest method of dissipating condensate from several fan coils
consists of a network of pipelines that are laid and drop off in suitable
places. The fan convector unit contains the drip tray and drain connections
specially designed for this purpose. Condensate pumps can be used in spaces
such as gravity, where pipelines are limited.
Depending on the season, the supply pipes supply cold or hot
water through a network of copper or aluminum pipes that surround the unit.
When the air enters the device, the heat energy from the pipes and water is
transferred to the air and changes its temperature before it is released back
into the room.
The installation of fan coils began in the 1970s, and that
means that fan coils have existed in Toronto's high-rise apartments for more
than a century. According to the technical specifications of fan coil
manufacturers, a fan coil unit should have a life of at least 20 years.
For example, a tenant would not allow a manager to come and
maintain the fan coils. After many letters, the manager noticed that the access
to the fan coils was blocked by a bookshelf. The bookcase prevented air
circulation through the filter.
According to the statement, the owners in Ontario are
responsible for the annual maintenance of the fan coils. The company is
responsible for damage caused by leaks in common elements such as roof pipes,
burst walls, and leaks caused by worn lime. The owner must pay for repairs and
replacements. The company may levy fees, conduct special audits or borrow in
addition to the reserve fund.
This is an effective method for hospitals and industries
that can afford the devices. However, we do not know about consumer units that
are affordable to maintain. Machines are expensive and require regular
maintenance and servicing.
